Since most retreats are often held at rented spaces, retreat properties offer an excellent opportunity to invest in a property, while also being a source of passive income while the investment matures.

What to look for in a retreat property

Given the many different types of retreat possibilities, the perfect property is hard to define. A corporate retreat might need different qualities than a yoga retreat, for instance.

That said, there are many valuable qualities that apply to all. Below, we’ve featured the qualities that we most often look for when searching for high-quality retreat properties.


This is a big one (pardon the pun). Since most retreats are designed around large events for companies, families, or organizations, or hold room for many individual participants, having plenty of space is crucial.

While your location will dictate how much space is reasonable for your budget, you will want a multi-acre property at least, as well as plenty of indoor space to hold events and activities. Having lots of outdoor space and some distance from neighbors is also a major plus!

For retreat properties where overnights will be offered, having rooms for participants will also be needed. This will require either a large building, or multiple smaller buildings, to offer your guests a relaxing and rejuvenating experience that a retreat should offer. 

Natural beauty

recommend that our clients invest in a property that is in a beautiful location. This adds to the visual appeal and will provide an extra benefit to anyone participating in a retreat at your property. It also adds the value of your property.

Some common areas in Oregon and Washington that we recommend retreat properties include:

  • Oregon Coast and Washington Coast
  • Central Oregon High Desert 
  • Columbia River Gorge on both the Oregon and Washington Sides of the River
  • The Willamette Valley, Columbia Valley, Walla Walla, Yakima Valley, and Surrounding Wine Regions
  • Mt. Hood, Mt. Adams, Mt Washington, Mt. Jefferson, and Mt. Rainer 

While there are many properties in these areas that are stunning, you can find beautiful retreat properties outside of these areas, as well! 


Since retreats should either offer an experience that allows for a group to connect, or for an individual to connect with themselves, providing a peaceful environment is crucial. 

So how do you choose a peaceful property? Part of it is space and natural beauty, but it is also crucial to provide an environment with calm architecture and atmosphere. This can partially be achieved through interior design, but having windows and natural lighting also help bring a sense of calm to your retreat property.

Another great way to do this is with landscape design. Even if your property does not have a beautiful landscape design when you make the purchase, choosing a property with the space and potential for it will go a long way when investing in that aspect in the future.   

Modern and up-to-date

Retreat properties should always provide a calming experience, as they are providing an experience that is bringing guests close to the natural and spiritual world.

We recommend selecting a retreat property with unique features, quality design, and more than one building. This will provide a luxurious and fulfilling experience for anyone participating in the retreat, and will also require less investment from you to get the property where it needs to be to start renting. Also, choosing a property that already has running water and utilities set up will get your retreat property running much sooner and eliminate the possibility of a massive investment after purchase.

Of course, you can always invest in remodels and new construction of your property to make it perfect for the retreats you or your tenants or guests plan to host. 

Amenities and activities

It is a retreat, after all! The amenities you offer, or the activities you have on site or nearby, will be different for each type of retreat. It will also depend on the type of experience you are hoping to curate for your guests.

The important thing is that you offer something to your guests to make them feel relaxed and fulfilled. For corporate retreats, that could be a volleyball or basketball court. For a wellness retreat, that could be a spa or a location with a nearby hike along a lake. The possibilities are endless and the only limit is your imagination!
